Rivers Bend Apartments

It is our policy to allow a maximum of 2 occupants per bedroom in our apartment homes.  Short Term leases available pending availability, at an additional cost.

Costs you will incur renting an apartment at Rivers Bend:

  • Application Fee:  Our non-refundable application fee is $40.00 per applicant.  Once your application is approved you will provide us with a $200 hold fee that will be credited towards your 1st months rent.  This $200 hold fee is non-refundable should you choose to cancel and not move into your apartment.
  • NJ Civil Rights:  Required form to be completed by applicant.  One form per apartment.
  • Criminal Check:  Any person(s), 18 years or older, that will reside in the apartment, will be charged seperate $15 non-refundable fee.  This fee must be paid within 3 days of approval.
  • Certificate of Occupancy: All lease holders are required to pay a $50 fee, cash, or money order made payable to Carneys Point Township for Certificate of Occupancy.  This fee must be paid within 3 days of approval.
  • Security Deposit:  Our refundable security deposit is equal to $400, 1 full month's rent or 1 1/2 month's rent pending credit approval.
  • Pet Fee - Non-refundable:  A maximum of 2 cats are accepted with a $150 one time pet fee per cat and additional $10 per month per cat. (non-refundable)  A maximum of 1 dog (Weight restriction is 30 pounds) is accepted with a $350 one time pet fee and an additional $25 per month. (non-refundable)
  • Utilities:  You will be responsible for putting the gas and electric into your name.  We supply hot/cold water, trash and sewer.
  • Renter's Insurance:  Although not required, it is highly recommended to protect your personal property. 

Applicant Requirements (Processing may take up to 3 days)

Each prospective resident is required to complete a rental application, criminal background check and NJ Civil Rights Form and provide to the Management Office with the following:

  • Two forms of identification: preferably a Photo Drivers License and Social Security Card.  
  • Criminal Background:  Signed authorization of Criminal Background check processing.
  • Proof of Income: Two most recent paystubs or an original typed letter, on company letterhead, to verify hire date and salary of new employee.  If self-employed, must provide last year's tax forms (including federal, state and local) along with most recent quarterly statement.

A positive credit, rental, criminal, and employment history is required, in addition to the following minimum income requirements in order to be considered for an apartment at Rivers Bend:

One applicant must have a gross yearly income of $20,000
One Bedroom
One applicant must have a gross yearly income of $25,000
Two applicants must have a combined yearly income of $35,000
Two Bedroom
One applicant must have a gross yearly income of $30,000
Two applicants must have a combined yearly income of $40,000
